Expert witness categories in eminent domain
A condemnation case rarely needs one expert. It needs the discipline that answers the specific thing in dispute. Start from the question, not from a list of names.
All categories
Thirteen categories
Each one explains what that expert decides, what qualifications to check and where it fits in a condemnation.
Eminent Domain
The primary category. Valuation and testimony in condemnation and just compensation disputes, covering every discipline a taking can put in issue.
View categoryReal Estate Appraisal
Certified appraisers who value property for condemnation rather than for lending, working to USPAP and, on federally assisted projects, the Yellow Book.
View categoryFair Market Value
Opinions on what the market would have paid at the valuation date, under the legal definition rather than a general sense of worth.
View categoryReal Estate Damages
Diminution in value, severance damages, cost to cure, lost rent and the loss that remains after a proposed cure.
View categoryLand Use and Zoning
Entitlement probability, zoning compliance after a taking, and whether the remainder can still be developed for the use it was valued on.
View categoryLand Surveying
Boundaries, easements, encroachments, right of way plans and the survey evidence a partial taking turns on.
View categoryUtilities and Corridors
Transmission lines, pipelines and utility corridors: easement scope, depreciation and the value of rights rather than title.
View categoryCommercial Real Estate
Income producing property where access, parking, visibility and circulation decide what the premises can still be used for.
View categoryResidential Real Estate
Homes and residential land, where the contested figure is almost always what the taking did to the remainder.
View categorySpecial Purpose Property
Churches, schools, clubs, marinas, golf courses and processing plants: property that does not trade, valued by cost or by substitute facility.
View categorySpatial Information and GIS
Mapping, geographic information systems and the spatial evidence that makes a taking legible to a jury.
View categoryBusiness Damages and Economic Loss
Lost profits, business value and causation, in the states that compensate business loss by statute.
View categoryTax and Financial Consequences
Involuntary conversion under section 1033, deferral, basis and the tax treatment of a condemnation award.
View categoryHow to use this
Two routes through the same material
The category pages answer who testifies about this. They set out what the expert decides, the qualifications worth checking and the questions to ask before engaging.
The discipline pages answer what this expert actually does inside a case: appraisal, engineering, land planning, traffic and access, business damages, environmental and construction cost.
If you are not sure which you need, start with the dispute. A disagreement about whether the remainder can still be developed is a planning question. A disagreement about the number itself is an appraisal question. Start Here maps each dispute to the discipline that answers it.

Questions about the directory
Are these experts you represent
No. This site is independent and does not accept payment for a listing or a referral. Categories explain the discipline; listed profiles state only what the expert has verified about themselves.
How many experts does a case need
Often one. The test is whether the appraisal rests on assumptions outside the appraiser\u2019s field. If it does, whoever can support those assumptions should be retained before the appraisal is written, not after.
Can one person cover several categories
Frequently, and the overlap is real: many condemnation appraisers also handle damages and fair market value. What matters is that each opinion sits inside the qualification the expert actually holds.
How do I get listed
Write to editorial@eminentdomainexpertwitness.com. Listing is free, requires evidence of credentials and condemnation experience, and is not sold.
Start from the dispute
Once the contested assumption has a name, the discipline that answers it is usually obvious.
